Shipyard at Hunters Point is one of Lennar’s two developments in San Francisco. The shipyard’s site is about 500 acres of the city’s south-east waterfront. Upon completion, there will be over 10,000 condos and townhomes at the Shipyard. According to Lennar, there will eventually be 300 acres of park space, almost 5,000,000 SQFT of waterfront commercial space and approx. 1,000,000 SQFT of retail space at the Shipyard. According to the developer, a projected of 6,000 total homes will be completed by 2028 at Shipyard.

The Shipyard SF Alma
Townhomes with decks and balconies (on many of the homes) and sweeping views (on some of the units). The Alma consists of three low-rise (3-story) buildings called Alma Friedell, Alma Coleman West and Alma Coleman East. Each of these buildings feature 2-bedroom and 3-bedroom townhouses.
As of Sep. 2016, there are a few 2-bedroom townhomes starting at $925,000 and 3-bedroom townhomes starting at $1,012,000 at Alma. These are all “Immediate Move-in Homes” and are ready to move-in in approximately 30 days. The HOA dues for Alma are to the south of $200/month.
The Shipyard SF Engel
Engel consists of 2 four-story buildings: Engel Jerrold and Engel Innes, featuring 1, 2 and 3 bedroom condos and 2-bedroom maisonettes. Engel is located at the highest point of Shipyard and as a result, Engel residents enjoy sweeping views of the Bay Bridge, Oakland Hills, and downtown San Francisco.
- As of Sep 2016, there are several condos available at Engel. Two-bedroom condos start from around $780,000 and 2-bedroom + dens start from arounf $840,000. The HOAs for Engel 2-bedroom units are in the ballpark of $470/month.

Merchant is a 5 floor LEED-Gold condo building located at 451 Donahue Street with total 63 one, two, and three bedroom condos. Unit Sizes in Merchant are as follows:

- 2-bedroom condos: 921 to 1027 SQFT
- One 3-bedroom condo: 1158 SQFT
The Shipyard SF Olympia
Olympia is a LEED-Gold project featuring 2 and 3 bedroom two-level townhouses with private entrances and attached garages. Townhomes in Olympia feature private balconies and patios, as well as private garage spaces.

- 3-bedroom units: 1418 – 1587 SQFT

The Shipyard SF Tides
Designed by Berkley’s Kava Massih Architects, Tides at SF Shipyard features 2 buildings: Tides Avocet North and Tides Avocet South. Each of these 3-story buildings feature 2-bedroom and 3-bedroom townhouses with private entrances. All of the townhouses at Tides come with a private landscaped backyard. 2-bedroom townhouses at the Tides start from around $900,000.
The Shipyard SF Parking
At Merchant and Olympia, each unit came with 1 underground parking space. All other condos and townhomes in Shipyard will have secure parking space.
Mello-Roos Taxes at the Shipyard
One thing to keep in mind when looking at Shipyard is the Mello-Roos taxes. Since the Shipyard SF is a huge development project involving thousands of acres of land, and hundreds of park space, the Mello-Roos taxes for the Shipyard are notably higher than other neighborhoods in the city. These Mello-roos taxes are equal to around 0.8% of property price per year, and in our opinion, are the major reason for keeping the monthly HOAs low around $200 – $500/month. A fraction of the Mello-roos bonds for Shipyard will be removed in about 15 years, but the main portion will remain for around 40 years from now.
