Located right on the corner of Van Ness and Washington street, almost on the border of Pacific Heights and Nob Hill, 1868 Van Ness Ave is 8 story 35 unit residential mixed-use new condo development. The building is built on the site of a former gas station, and located at the same block as the famous Marlow development, a condo building built in 2014.
What is really nice about the development is that each of the 35 units at 1868 Van Ness get 1 traditional parking space (NO mechanical stacker parking!). Beside parking, several units at 1868 Van Ness come with sizable private decks.
Upon completion, there will be about 1,625 sqft of ground retail with a Van Ness ave frontage. Construction was started back in 2012, and expected move-ins are around April/May 2017.

Homeowners Association dues start from $670/month for smaller 1-bedroom units and go up to $850,000 depending on the size of condo unit and other factors.
